Construction cost in India varies widely by location and quality. Economy construction in Tier-3 cities typically ranges from ₹1,500–₹2,000 per sqft. Standard construction in Tier-2 cities costs ₹2,000–₹2,800 per sqft. Premium construction in metros like Mumbai, Bengaluru, and Delhi ranges from ₹3,000–₹3,500 per sqft or higher for luxury finishes with imported materials.
Labour vs material cost split
In India, the typical labour-to-material ratio is approximately 30:70 for most construction types. For a ₹50 lakh project, roughly ₹15 lakh goes to labour (mason, carpenter, painter, electrician, plumber) and ₹35 lakh to materials (cement, steel, bricks, tiles, fittings). This split helps owners evaluate contractor quotes — if the labour component seems too low or high, it may indicate value engineering or quality shortcuts.
Finishing levels and their impact
Finishing level has the largest impact on per-sqft cost after structure. Economy finishes (cement tiles, PVC doors, basic electrical) add ₹400–₹600 per sqft to structure cost. Standard finishes (vitrified tiles, teak-veneer doors, modular switches) add ₹800–₹1,200 per sqft. Premium finishes (Italian marble, solid wood, home automation, designer bathrooms) can add ₹2,000 or more per sqft.
GST and professional fees
Construction services attract GST at 12% for affordable housing (up to ₹45 lakh value) and 5% for other residential projects under the composition scheme. Architectural and structural design fees typically add 2–5% of construction cost.
